2. Rental Application Services

Our rental application service includes:

• Application Processing Fee: A non-refundable fee of $49.99 is charged for each rental application submitted through our Site. This fee covers application review, background check, credit check, and inspection scheduling.
• No Guarantee of Approval: Payment of the application fee does not guarantee approval for any property. All applications are subject to landlord/owner approval based on screening criteria.
• Application Validity: Applications are valid for 30 days from submission. After 30 days, a new application and fee may be required.

3. Property Listings

Property listings on our Site are provided for informational purposes only. While we strive for accuracy, we do not warrant that:

• Property descriptions, prices, or availability are error-free
• Photos accurately represent current property conditions
• Properties are still available at the time of viewing

We recommend verifying all information directly with us before making any decisions based on listing content.

4. User Accounts and Responsibilities

When creating an account or submitting an application, you agree to:

• Provide accurate, current, and complete information
• Maintain the security of your account credentials
• Notify us immediately of any unauthorized use
• Be responsible for all activities that occur under your account

5. Payment Terms

All payments are processed securely through Stripe. By submitting payment, you agree to:

• Pay all fees and charges associated with your application
• Provide valid payment information
• Accept that application fees are non-refundable once processing has begun

6. Intellectual Property

All content on this Site, including but not limited to logos, designs, text, graphics, images, and software, is the property of James Johnson Realty and is protected by copyright and other intellectual property laws. You may not reproduce, distribute, or create derivative works without our express written consent.

7. Limitation of Liability

To the maximum extent permitted by law, James Johnson Realty shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or relating to your use of the Site or services. Our total liability shall not exceed the amount you paid to us, if any, during the six months preceding any claim.

8. Indemnification

You agree to indemnify and hold harmless James Johnson Realty, its employees, agents, and affiliates from any claims, damages, losses, liabilities, and expenses arising out of your use of the Site, violation of these Terms, or infringement of any third-party rights.

9. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the State of Texas, without regard to its conflict of law provisions. Any legal action or proceeding arising under these Terms shall be brought exclusively in the federal or state courts located in Travis County, Texas.
