How do I apply for a rental property?

To apply for a property, click the "Apply Now" button on the property listing or navigate to our rental application page. You'll need to complete the application form, provide required information (personal details, employment history, rental history, references), and pay the $49.99 processing fee. Once submitted, we'll review your application and contact you within 2-5 business days to schedule an inspection.

What information do I need to apply?

You'll need:

  • Valid government ID
  • Social Security Number (last 4 digits)
  • Employment and income information
  • Current and previous addresses
  • Landlord contact information
  • Two personal references
  • Emergency contact

How long does the application process take?

Most applications are reviewed within 2-5 business days. Once your application is approved, we'll contact you to schedule an inspection. The entire process from application to move-in typically takes 7-14 days, depending on scheduling and background check processing times.

Can I apply for multiple properties?

Yes, you can apply for multiple properties. However, each application requires a separate $49.99 processing fee. If you're interested in multiple properties, we recommend applying for your top choice first and waiting for a response before applying for others.

Is the $49.99 application fee refundable?

The $49.99 application processing fee is non-refundable. This fee covers the cost of application review, background and credit checks, and inspection scheduling. It is charged regardless of whether your application is approved or denied.

What payment methods do you accept?

We accept all major credit and debit cards through our secure Stripe payment processing system, including Visa, Mastercard, American Express, and Discover. All payments are encrypted and processed securely.

Is there a security deposit required?

Security deposits vary by property and are determined by the property owner. The deposit amount, if applicable, will be clearly stated in the property listing and lease agreement. Security deposits are separate from the $49.99 application fee.

When can I schedule an inspection?

Inspections are scheduled after your application is reviewed and approved. Due to high demand, properties are generally unavailable for inspection for the first two weeks after listing to allow for fair application processing. Once approved, we'll work with you to find a convenient time.

Can I do a virtual inspection?

Yes, we offer virtual inspections for out-of-town applicants or those unable to visit in person. Please mention your preference when scheduling, and we can arrange a video walkthrough of the property.

How long do inspections last?

Inspections typically last 20-30 minutes, giving you ample time to view the property, ask questions, and take measurements if needed. We encourage you to prepare any questions in advance.

How do I find available properties?

You can view all available properties on our Properties page. Each listing includes photos, details, pricing, and a Property ID. You can filter by location, price range, number of bedrooms, and more to find properties that match your criteria.

What does "Property ID" mean?

The Property ID is a unique identifier for each listing (e.g., JJ-123). You'll need this ID when completing your rental application to ensure your application is matched to the correct property. You can find the Property ID on each property listing page.

Are utilities included in the rent?

Utility inclusions vary by property. Each listing will specify which utilities (if any) are included in the rent. Typically, water, trash, and sewer may be included, while electricity, gas, and internet are the tenant's responsibility. Check the specific property listing for details.
